Caixa começa a cobrar juros menores para financiamento

Rio de Janeiro - Devesa Civil afirmou que não há riscos nas estruturas dos prédios da rua onde calçada cedeu por conta das obras da construção da linha 4 do metrô, em Ipanema, zona sul do Rio.

Começam a valer hoje (24) as novas taxas de juros de financiamento imobiliário da Caixa Econômica Federal.

No último dia 14, o banco informou que reduziu em 0,75 ponto percentual as taxas de juros do crédito para compra de imóveis enquadrados no Sistema de Financiamento Imobiliário (SFI).

A redução vale para imóvel de até R$ 1,5 milhão. As taxas mínimas do SFI passam de 9,5% ao ano para 8,75% ao ano. E a taxa máxima cai de 11% para 10,25% ao ano.

A Caixa também informou também que, a partir de novembro, oferecerá um novo serviço de avaliações de imóveis, disponibilizando laudo diretamente para pessoas físicas e jurídicas.

Segundo o banco, o Caixa Avalia é uma plataforma que vai permitir a venda de avaliações pelo site com contratação 100% digital.

Reduções de juros

Em abril, a Caixa reduziu em até 1,25 ponto percentual as taxas de juros do crédito imobiliário para operações com recursos do Sistema Brasileiro de Poupança e Empréstimo (SBPE).

O limite de cota de financiamento do imóvel usado subiu de 50% para 70%. A Caixa também retomou o financiamento de operações de interveniente quitante (imóveis com produção financiada por outros bancos) com cota de até 70%.

Em julho, o banco reduziu em média de 1 a 2 pontos percentuais ao ano as taxas do crédito imobiliário para pessoa jurídica.

Em agosto, promoveu uma redução de até 0,5 ponto percentual das taxas de juros do crédito imobiliário para operações com recursos do SBPE.

O limite de cota de financiamento de imóveis usados para pessoa física subiu de 70% para 80%.

A Caixa tem R$ 85 bilhões disponíveis para o crédito habitacional este ano. No primeiro semestre, foram contratados mais de R$ 40 bilhões.

O banco tem cerca de 70% das operações para aquisição da casa própria.

Operado com recursos do Fundo de Garantia do Tempo de Serviço (FGTS), o SFH financia imóveis de até R$ 800 mil em todo o país, exceto para Rio de Janeiro, São Paulo, Minas Gerais e Distrito Federal, onde o teto corresponde a R$ 950 mil.

Os imóveis residenciais acima dos limites do SFH são enquadrados no SFI, que financia imóveis com recursos de poupança.
